One of the most difficult aspects of a software release is being able to effectively communicate all of the robust features included in the release. We may have taken for granted the fact that all of our users were using the HUD Detail Input windows on the GFE HUD Maintenance screens and the HUD-1 Maintenance screens and when we designed the Closing Disclosure screen we assumed it was safe to add functionality specific to the CD here and that it would be discovered. Given the drastic increase in support calls last week it became clear that this was not a safe assumption and prompted this TRID Tip.
If you have used the CD in E-Closing you have found that pre-populated lines like the Lender's Title Insurance and Settlement Agent Fee appear in section C on Page 2 in the Loan Costs table. In many cases these fees may need to be moved to section B if the borrower did not shop for this service. The functionality I eluded to above allows you to move line items between these sections without having to delete and retype or cut and paste. To move items between the various sections in the Loan Costs and Other Costs tables on Page 2 of the CD simply click on the line number, ie A01, and a red window labeled "Detail Input Window" will appear. Within the Detail Input Window you will find a drop-down box labeled "Section". Using this drop-down box you can move line items between the 7 different sections of Page 2 without having to cut and paste. You'll find that when you update the Detail Input Window the fee will be placed at the bottom of the section that you've moved it to but once you update the screen it will be resorted and included in the proper alphabetical order.
It is important that you use this functionality when moving fees like the Lender's Title Insurance so that if the premiums are updated this line will be updated properly. If you delete and manually re-enter this fee we may not be able to properly update this line because it has now been modified and you may end up with duplicate fees in Escrow Accounting.
